Most types of metal roofing require little maintenance; however, inspecting your roof from time to time and making any needed minor repairs, can greatly extend the lifespan of your roof. In fact, a well-kept roof can last you a lifetime.
When it comes to maintaining a metal roofing, there are a few things to know:
* Repair any leaks or small holes you find as soon as possible. Use a urethane roofing cement for this task as it gives better protection against ultraviolet rays than does plastic roofing cement or asphalt based products.
* For medium size holes a patch of the same metal material, embedded in urethane cement, will usually be sufficient.
* If the hole is extremely large, do not attempt to use a patch; it is better to replace the entire panel.
* Never use two different types of metals for patches or fasteners on the same roof as this can lead to "galvanic action" corrosion. Whenever two distinct metals come into contact with each other, and an electrolyte such as rain water comes into contact with the two metals, galvanic action occurs.
* A dented or damaged roof panel can often be straightened out if you have access to the underside. Use a hammer by tapping the dented underside lightly to straighten it out. If you do not have access to the underside, or if the damage is substantial, it will be necessary to replace the entire sheet.
* If the metal roof is painted, inspect it from time to time for peeling paint. If the paint does start to peel, scrape off the peeling areas and apply the appropriate metal primer and paint combination.
* Remove and replace any loose nails or screws. If the fasteners are starting to work themselves up, water can enter around the nail or screw hole and cause the metal to rust.
The main thing to remember is that on the rare occasion when a metal roof needs to be repaired, make sure the repair is done as soon as possible so that more extensive damage does not occur.
